How We Score

CondoGuru Floorplan Rating — 100 Points

The CondoGuru Score evaluates the architectural quality of an individual condominium floorplan.

Every floorplan is reviewed using the same four criteria: Layout & Flow, Room Quality, Space Efficiency and Character.

We rate the space — not location, price or marketing.

Layout & Flow

25 points

Key question: Does the floorplan feel logical and effortless to move through?

Evaluates how well the apartment works as a whole: circulation, entrance sequence, public/private zoning, privacy, connections between rooms and the relationship between living, dining, kitchen and bedrooms.

Room Quality

35 points

Key question: Are the individual spaces well proportioned and genuinely usable?

Evaluates room proportions, useful dimensions, furniture placement, accessibility and functionality.

Bedrooms — 10 points

Proportions, useful dimensions, furniture placement, wardrobe space, privacy and usability.

Living & Dining — 10 points

Proportions, furniture placement, usable wall space, accessibility and the relationship between living and dining.

Kitchen — 10 points

Size, workflow, counter and storage space, accessibility and relationship with dining.

Balcony / Outdoor Space — 5 points

Usability rather than simply presence: depth, proportions, accessibility, privacy and connection to the interior.

Space Efficiency

20 points

Key question: How much useful home do you actually get from the available square meters?

Evaluates how effectively the total floor area is converted into useful living space, considering circulation, leftover spaces, awkward geometry, oversized transitional areas and other inefficient use of square meters. These are considered together in one rating.

Character

20 points

Key question: Does this floorplan have a distinctive spatial quality or is it simply generic?

Evaluates whether the floorplan offers something beyond a conventional standard layout: interesting spatial relationships, unusual room configurations, flexibility, openness, double-height spaces, split levels, distinctive transitions or other qualities that give the apartment its own identity. Character does not mean interior style, decoration or materials.

The Architect’s Verdict

The CondoGuru Score measures the floorplan against a consistent set of criteria. The Architect’s Verdict adds professional judgment.

It is an editorial assessment of the floorplan’s overall strengths, weaknesses and potential and is selected by the reviewing architect rather than generated automatically from the numerical score.

GREAT FLOORPLAN
A particularly well-resolved and enjoyable layout.
GOOD BONES, GREAT POTENTIAL
The existing plan has weaknesses, but the underlying space offers strong potential.
SOLID & FUNCTIONAL
A practical, well-functioning floorplan without exceptional qualities.
STANDARD & UNINSPIRED
Functional enough, but conventional or lacking spatial quality.
POOR SPACE EFFICIENCY
Too much of the available floor area is poorly used or allocated.

What the score doesn’t measure

The CondoGuru Score evaluates the floorplan, not the property investment.

We do not evaluate interior design and style, materials and finishes, façade design, façade orientation, views, location, amenities, building age or property price.

It does not rate the condominium development as a whole, its developer, construction quality, legal status, management, location, investment potential or market value.

Scores represent our professional architectural opinion based on the floorplan and project information available at the time of review.
